One of the most heart breaking experiences we've seen is when not just any house, but THE HOUSE comes up after months of waiting, viewing countless home tours and trying to finding that perfect house that checks all the boxes and then...BAM!!! The offer gets denied because you were not ready. Don't put yourself through that type of suffering.

Before going out to view even one home you need to get your ducks in a row...🦆🦆🦆. That means either having your funds liquid, if you're buying cash, or sitting with a loan officer to have them review your credit profile and loan scenario to decide together what loan options suit you best and having a complete Pre-Qualification Letter ready to submit alongside your offers.

The competition is fierce out there and you want to have the edge when you find the right house. The Pre-Qualification letter is now the standard to submit along with your initial offer on a home. Many sellers are being advised to not even look at offers without that, a copy of the buyers credit score and sometimes DU Approval and it's fully legal for them to do so.
